IMPORTANCE OF FIRE EXIT PLANS AND SIGNAGES
To enable the Managing Committee to fulfill its obligation under the Maharashtra Fire Act 2007.
Signages play an especially important role in ensuring safe evacuation during a fire. Signages do not cost much but are life savers in an emergency situation.
In the Kamala Mills fire incident 14 people’s lives could have been saved, had proper signages indicating the way to the staircase been provided. The victims took a wrong turn and landed in a toilet instead and died due to suffocation from the smoke.
Signages also do not need much maintenance. Hence Housing Societies are advised to ensure that proper and adequate signages are provided in their premises.
ANNEX D Clause D-8.11 National Building Code 2016 identifies the following Signages as Mandatory in all High Rise buildings:
a) “Do not take Lift in case of Fire, Use the Stairway” Signs at lifts landings & Floor diagrams
b) Floor numbering.
c) Stairway identification (in case of Multiple Stairways)
d) Lifts identification (In case of Multiple Lifts)
e) Stair re-entry (Where staircases lead to the basement)
f) “Refuge Floor” Signs in all staircases at each Refuge Floor Level.(As per ANNEX E, Clause E-4(e))
In the interest of Resident Safety and to avoid any penal actions the Managing Committee members are urged to follow the NBC-2016 norms for Signages.
