The fire and safety landscape in India is evolving rapidly, and Maharashtra is leading the way with the latest amendment to the Maharashtra Fire Prevention and Life Safety Measures Act, 2006—namely Maharashtra Fire Prevention and Life Safety Measures (Amendment) Act, 2023 and Maharashtra Fire Prevention and Life Safety Measures (Amendment) Rules, 2025.
This new fire safety act mandates that certain types of buildings and premises must have their fire systems monitored through an Automated Continuous Monitoring System(ACMS).
These systems are not just about compliance—they’re about safety, accountability, and timely action. And that’s exactly where Vigil by Vaccifire steps in.
The latest amendment makes it mandatory for premises falling under the section 45(a) and (b) to have acms/fire iot and submit the Form B1 twice a year.
Section 45(a)
Building with height more than 30 metres and used for,
(1) hotel,
(2) hospital,
(3) business,
(4) mercantile,
Section 45(b)
Building used as,—
(1) residential building with height more than 70 meters;
(2) large oil and natural gas installation such as refineries, LPG bottling plant and other similar facilities;
(3) industrial building with moderate hazardous activities in nature having built up area 30,000 square meters or more and industrial building with high hazardous activities in nature having built up area of 10,000 square meters or more.
As per the Act, building owners and fire agencies are required to ensure:
In simpler terms, the law expects fire safety to be intelligent, connected, and transparent—not dependent solely on manual inspections.
Vigil is Vaccifire’s advanced The IoT-base Fire Fighting Equipment Monitoring System engineered in accordance with the latest amendments to the Maharashtra Fire Act. It combines the strength of automation, IoT connectivity, and analytics to create a holistic monitoring solution for every type of fire system—whether existing or new.
Key Capabilities of Vigil
Vigil’s intelligent platform bridges the gap between compliance and convenience. With IoT-powered ACMS for Fire Safety, it ensures that fire systems remain active, monitored, and ready—24 hours a day.
Vaccifire’s Vigil platform is fully compliant with the Maharashtra Fire Act 2025. It has been designed specifically for the upcoming requirements that mandate Automated Continuous Monitoring System (ACMS) in buildings.
These ACMS are equipped with sensors, data transmitters, and gateways that feed information into a cloud-based dashboard—providing live status updates for:
By automating this process, Vigil ensures that property owners and licensed fire agencies can detect faults instantly and take corrective action before an emergency occurs.
Traditional inspection methods rely on periodic manual checks. But in today’s high-risk urban environments, downtime of even a few minutes can lead to disaster.
An IoT Fire Alarm System like Vigil eliminates that gap. With cloud connectivity and automated data transfer, it provides:
This blend of technology and safety ensures that fire prevention is not reactive—but proactive.
Whether you’re a building manager, a licensed maintenance agency, or a fire department official, Vigil gives you the information you need, when you need it.
Owners can rest assured that their property’s fire system is not just installed—but continuously monitored in line with the Fire and Safety Act.
Agencies can track upcoming services, inspection due dates, and system faults.
Authorities can oversee compliance across multiple sites through an integrated dashboard.
As the Maharashtra Fire Act 2025 ushers in a new era of intelligent fire safety, Vigil by Vaccifire stands at the forefront of innovation and compliance.
By merging IoT technology with practical fire protection expertise, it ensures that every connected system contributes to one goal—saving lives and property.
